What we take off your plate

The jobs that only get noticed when they stop happening

Gutters, gates, pumps, service intervals, contractor access, condition records. Individually small. Collectively, the reason a site either holds up to a coastal winter or does not.

Scheduled, not reactive

Rounds are set to an agreed interval and held to it. You know when we attend before we attend, and you hear from us if we cannot.

Everything is written down

Each visit produces a dated record: what was checked, what was found, what was actioned and what needs a decision from you.

Built for the coast

Salt air, southerly weather and a seasonal population change what fails and when. Our checklists are written for the Bellarine, not for a generic suburb.

Services

Three of the six things we look after

All services
01 / Site rounds

Site & grounds operations

Recurring attendance on properties, yards and foreshore-adjacent land — checking what the weather and the season have done since the last visit.

  • Fence lines, gates and access points
  • Drainage, gutters and stormwater paths
  • Vegetation clearance and site tidy
02 / Plant

Plant & equipment schedules

Service intervals tracked against hours or dates, logbooks kept current, and breakdown response coordinated with the right trade.

  • Asset register and service calendar
  • Pre-season checks before peak use
  • Repair quotes brought back to you
03 / Turnarounds

Property turnarounds

Changeover attendance for short-stay and seasonally occupied houses: condition check, fault reporting and readiness for the next arrival.

  • Dated condition record per changeover
  • Key and access handling
  • Faults escalated the same day

How an engagement runs

Five steps, then it repeats

Most operations work fails at the handover, not at the task. We keep the loop small and close it in writing every time, so the next visit starts from a known state rather than a guess.

  1. Walk the site

We attend, look at what you actually have, and note the assets, access constraints and the things already overdue.

  2. Agree the scope

A written scope: what is included in a round, what interval it runs at, and what falls outside and gets quoted separately.

  3. Attend to schedule

Rounds run at the agreed interval. Seasonal items are pulled forward or held back to match the Bellarine calendar.

  4. Record the visit

Checked, found, actioned, outstanding. Dated and filed against the site so the history is there when you need it.

  5. Report and decide

Anything needing money or a decision comes to you with the option laid out — never actioned first and explained afterwards.
