PMR Operations Pty Ltd exists to hold the routine — the rounds, the service intervals and the records — for owners and managers who have neither the hours nor the appetite to chase it.

The premise

Most site problems are scheduling problems

A pump fails because nobody logged the last service. A gate seizes because nobody walked the boundary after the last big southerly. A property loses a booking because a fault was noticed on the day rather than the week before.

None of that is a skills gap. It is an operations gap — the space between knowing a job needs doing and having a system that makes it happen on a date. That gap is what this company was set up to close.

We are deliberately narrow about it. We do not present ourselves as a builder, a licensed trade or a property manager. We run the schedule, attend the site, keep the record, and bring in the right licensed person when the work calls for one.

How we operate

Four commitments we will not trade away

These are the things that make an operations contract worth having. If we cannot hold them on your site, we would rather tell you that at the walk-through.

We turn up when we said

An interval is a commitment, not an aspiration. If weather or a clash moves a round, you are told before the date passes — not asked about it a fortnight later.

The record outlives the visit

Every attendance is written down and dated. When you sell, insure, hand over to a new manager or argue a warranty claim, the history exists in a form someone else can read.

We stay inside our lane

Licensed electrical, plumbing, gas and structural work goes to a licensed trade. We coordinate, verify the job was done and file the paperwork — we do not improvise it.

No spending without a decision

Anything beyond the agreed scope comes to you as an option with a cost before it happens. You will not receive an invoice for work you did not approve.

Why the Bellarine changes the job

This is a peninsula with salt in the air on three sides and a population that swings hard between January and June. Both facts shape what breaks and when.

Salt accelerates corrosion on fixings, hinges, latches, roof screws, pump housings and anything galvanised that has lost its coating. Coastal wind loads find the fence line and the gutter brackets first. And a property that sits empty from Easter to spring deteriorates in ways an occupied one does not, because nobody is there to notice the small thing while it is still small.

So the checklist is seasonal on purpose. Pre-summer readiness runs before the peak. Post-winter inspection runs after the weather that does the damage. Working to a generic twelve-month cycle here means arriving after the fact.

    Plant serviced before peak use, access and gates working, sites presentable ahead of the season's occupancy.

  3. Peak season — short cycle

    Tighter intervals and quicker fault response while properties are occupied and equipment is running hardest.

  4. Autumn — shut down and secure

    Equipment stood down properly, gutters cleared before the rain, sites secured for the months nobody is looking at them.
